TERMS AND CONDITIONS

We take great pride in offering you a personalised service, quality accommodation and a comfortable stay.  To help us do this, please bear in mind the following.

1.         BOOKINGS

1.1       Confirmation of all bookings is subject to availability and will be at the discretion of Eastend Studio Apartments management.

1.2       All bookings require a valid credit card number and authorisation.  In some circumstances, other details (such as drivers’ licence, car registration and phone number) may be required.

1.3       Cheques are not accepted unless prior arrangements have been made with management.

1.4       Full payment for your stay will be debited upon booking confirmation.

1.5       Age Restriction – The minimum age for reservations is 18 years.

2.         PAYMENTS

2.1       We accept Visa, Mastercard, and American Express (credit card surcharges apply Visa/ Mastercard 1.75% and American Express 2.9%).

2.2       All rates are subject to change without notice.

2.3       All prices include GST.

3.         ARRIVAL/DEPARTURE

3.1       Check in time: from 2:00pm.  You will receive an SMS with an access code to your room at 2.00pm to indicate approval to check in to Eastend Studio Apartments.  

3.2       Check out time: until 10:00am.

3.3       After hours or early check in is by prior arrangement with management only. Late check outs must be arranged and approved with management prior to the morning of departure or an additional nights accommodation will be charged to the nominated credit card should you have not vacated the apartment by 10.00am on the day of check out.

4.         CANCELLATIONS

4.1       Cancellations affect our ability to manage Eastend Studio Apartments effectively.  Apart from disrupting room allocations, cancellations also create extra administrative work.  We consider all refund requests in accordance with the following policy.

4.2       Bookings of 7 nights or more

(a)        If you cancel your booking more than seven (7) days prior to the arrival date, we will provide you with a full refund.

(b)        Bookings cancelled less than seven (7) days from the arrival date will incur a cancellation fee of 20% of one weeks’ stay.

4.3       Bookings of 2 to 6 nights

(a)        If you cancel your booking up to 48 hours prior to arrival, we will provide you with a full refund.

(b)        Bookings cancelled within 48 hours will incur a cancellation fee of 1 night’s stay.

 

4.4       Bookings of 1 night only

(a)        If you cancel your booking up to 48 hours prior to arrival, we will provide you with a full refund.

(b)        Bookings cancelled within 48 hours prior to arrival, there will be no refund provided.

4.5       Cancellations following check in

No refunds will be made for cancellations following check in.

4.6       General matters

(a)        All refunds will be processed within 7 business days.

(b)        Third party advance purchase rates are non-refundable per the policies and conditions of the individual booking channel.

(c)        Credit card surcharges will not be refunded if a booking is cancelled.

 

5.         SMOKING/EXTRA CLEANING/DAMAGE/CHILDREN/PETS

5.1       Eastend Studio Apartments is a strictly non-smoking complex. This includes all common areas and the car park. An extra cleaning fee of up to $500 may be charged to anyone who smokes in the studios or within the complex. Should you wish to smoke please do so outside the front of the complex and dispose of your rubbish in the complex bins to the left of the driveway entrance.

5.2       Before departure, all food must be removed from fridges, all rubbish put in the appropriate rubbish bins provided at the complex, and crockery and cutlery washed and packed away. The apartment must be left in a clean and tidy condition.

5.3       Extra cleaning charges may be incurred for the cleaning of dirty dishes, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the apartment, you will be charged the additional costs over and above the normal cleaning fee. Eastend Studio Apartments reserves the right to charge any fees incurred to the nominated guarantee credit card provided.

5.4       Any damage to the room(s) will also be charged in accordance with the damage incurred. Any additional cleaning that is required will be charged at $55.00 per hour. Eastend Studio Apartments reserves the right to charge any fees incurred to the nominated guarantee credit card provided.

5.5       As a service to our guests, cooking facilities are available in all apartments. In order to maintain the high standard of cleanliness in our apartments, the cooking of strong smelling foods is not permitted to avoid lingering residual odours that may be offensive to subsequent guests. In the event of strong smelling food odours being present after vacate we reserve the right to charge you (the guest) extra cleaning costs. This may include but is not limited to:

a)     Laundering of all bedding

b)    Steam cleaning of all carpets, mattresses and upholstered furniture

c)     Cleaning of all walls and window coverings

Management reserve the right to charge recovery costs and any resulting loss of income to the        to the nominated guarantee credit card provided. This will be at the discretion of Eastend Studio Apartments Management.

5.6       Minimum age for reservations is 18 years. Children are to be supervised by an adult throughout the entire duration of the stay at Eastend Studio Apartments. We do not allow the kicking of balls, riding of bicycles, skateboards or the like in the grounds of this complex.

5.7       Pets are not permitted on the complex grounds.

 

 

6.         QUIET POLICY

In the interests of quiet enjoyment and respect for all guests at the complex, a no party policy applies to all guests staying at the property. Guests are expected to be respectful of other guests at all times, and to be quiet between 10pm and 7am. Immediate eviction with no refund applies to any breaches of this policy. Similarly any guest found attempting to conduct any form of business, personal services or otherwise without management permission will be deemed to be in breach and immediately expelled without refund of monies paid.

 

7.         LOST PROPERTY

Any lost property found in guest rooms will be kept in lost property for a maximum of two weeks, after which it will be disposed of at the discretion of Eastend Studio Apartments.

 

8.         LOSS OF OR DAMAGE TO GUESTS’ PROPERTY

8.1       Under Schedule 7 of the Fair Trading Act 1987 (NSW) an innkeeper may, in certain circumstances, be liable to make good any loss of or damage to a guest’s property even though it was not due to any fault of the innkeeper or any servant in his employ.

8.2       This liability however:

(a)        extends only to the property of guests who have engaged sleeping accommodation at the inn;

(b)        is limited to $300 (or such other amount prescribed by regulation) to any one guest, except in the case of property which has been deposited, or offered for deposit, for safe custody; and

(c)        does not cover any vehicle or any property left therein.

8.3       This notice does not constitute an admission either that the Act relevantly applies to these premises or that the liability thereunder attaches in any particular case.

9.         COVID -19 – BOOKINGS

In the interests of keeping our staff, customers and those in the communities we work in safe, we’re taking our role in containing the COVID-19 very seriously.

9.1       At Management discretion we are not accepting any bookings from anyone who resides in a declared hotspot.

*         At the current time all of NSW has a current stay at home order in place. If you are an “Essential Worker” and are required to travel for work at the present time, the correct documentation must be provided to Management prior to your reservation being confirmed.

9.2       Prior to Management confirming your reservation:

a)     We respectfully ask that you complete the COVID-19 Declaration Form for Eastend Studio Apartments which will be emailed to you.

b)    Should your stay be 7 nights or more Management will require a COVID-19 Declaration Form to be completed on a weekly basis.

c)     Should you wish to extend the length of your stay Management will require a COVID-19 Declaration Form to be completed on a weekly basis.

9.3       Eastend Studio Apartments does not accept reservations from anyone that is required to self-isolate or quarantine for any period of time.

9.4       Should you receive a positive COVID-19 test result whilst staying at Eastend Studio Apartments the following will apply:

a)    Notify Management immediately.

b)    Remain in the confines of your apartment and do not utilise any of the common facilities.

c)     In conjunction with NSW Health make alternative arrangements for accommodation you require to self-isolate or quarantine in line with the public health order. (See 9.2)

10.       COVID – 19 – CANCELLATIONS

All cancellations and/refunds in relation to COVID-19 will be at the discretion of Eastend Studio Apartments Management. All guest reservations will be allowed to cancel with no cancellation fee, change dates or receive a full refund for any pre-purchased accommodation if Government COVID-19 policies or mandated lockdowns prevent guests from travelling on the intended dates.

All cancellations must be in writing to eastendstudioapartments@elders.com.au

If you have made a booking through a third party ie: Booking.com, please cancel the reservation through the applicable booking channel and the policies and conditions of the individual booking channel may apply.

11.       COVID-19 CLEANING

Cleaning charges will be incurred for the COVID-19 Deep Cleaning of an apartment as a result of a guest occupying the apartment who has returned a POSITIVE test result to COVID-19.

Management reserve the right to charge recovery costs and any resulting loss of income to the to the nominated guarantee credit card provided. This will be at the discretion of Eastend Studio Apartments Management.
